South Barrington Sales up in 2012 but High Prices Listing Activity Still Soft

South Barrington Homes sold in December - 3. That may not sound many but South Barrington is a small village; a review of the year 2012 compared to previous years will give us a better idea of how buoyant the market is becoming, especially as South Barrington homes account for a lot of our higher priced transactions. The following chart shows sales each year since 2007. There's quite a difference in 2010 and 2011 compared to 2007/8/9 but no doubt in my mind 2012 shows we have turned the corner.

 There are currently 10 homes in South Barrington with contracts and 5 of those are dated 2013.  That leaves only 41 homes available in South Barrington. If 2012 saw 56 sales, that equals 4.67 sales per month so we have 8-9 months of inventory. Simply the inventory could all be absorbed before the end of summer and many South Barrington buyers would be disappointed.

High Priced Home Market Still Soft

If your home price is abover $1 Million the market is more active than it has been in years but it is still soft. Prices may still decline a little and the buyer pool is limited. You will have lots of competition so expect a longer than average marketing time for a while to come.

Physicians And Business Owners Often Choose South Barrington Homes

South Barrington offers some of the most luxurious homes in the Barrington area. The price per square foot is the highest in the zip code and there are some sizeable homes. South Barrington is made of smaller neighborhoods plenty of which have small lakes and ponds. There are a few gated communities, all styles and sizes of single family properties, 1 to 2 acre lots, vacant lots for custom new construction and new to South Barrington a Toll Brothers community with Active Adult luxury ranches called The Woods of South Barrington.

The answer is in South Barrington's location. Located in Cook county the village is just minutes from I-90. Let me quantify my version of minutes. I really do mean minutes. There's no over exaggeration here. Even the north part of this luxury home village is only 5 to 7 minutes from the interstate.

I-90 is home to many major hospitals both East or West. For example South Barrington to Sherman Hospital in Elgin is 19 minutes. South Barrington to Alexian Brothers is just 9 minutes. Going East on I-90 South Barrington to Advocate Lutheran General and Children's Hospital is 28 minutes. Given that many Physicians work in multiple Hospitals is logical they want to live close to a road that's going to get them from A to B without long commute times, especially if they are on call.

Business owners that are based in Chicago have the ability to get on I-90 within minutes for the hour commute down to the City. Rather than live in other Barrington areas which might add 20 minutes or more to the commute.

More Professionals might well use the easy access to I-90, whether commuting to Chicago or heading East to pick up I-294 and go North or South on I-355 there's no doubt that South Barrington as part of the greater Barrington area is extremely conveniently placed for commuting.
